Svensson Sentiments | Fall Edition

As we move through October, Manhattan real estate continues to hold its rhythm. Confidence that began in late summer has carried into fall, with consistent contract activity and a deepening sense of scarcity across price points.

The final week of August delivered twenty-eight contracts at $4M and above, and since then momentum has remained steady. September averaged around twenty contracts a week, while October opened with the strongest stretch since early summer, with thirty signed contracts at $4M and above. The Upper East Side led the charge, with the Wall Street Journal even asking, “When did the Upper East Side get cool?” Downtown demand stayed strong, with my buyer’s West Village contract featured among the week’s top luxury sales.

Across the board, the city continues to prove that confidence here does not fade, it compounds. Serious buyers are acting quickly on rare opportunities, particularly as new development supply tightens. Unsold condo inventory is now at a ten-year low, with only about 1,450 new units launching this year and limited pipeline expected before 2027. For buyers, this means less choice and more competition until the next cycle delivers.

Beyond what is reported each week, a meaningful share of deals are also happening quietly off market. These private transactions often trade before public launch, reinforcing the importance of timing, access, and relationships.

Whether you are planning your next purchase or considering a sale, I can help you navigate what is happening on and off market and give you access to the opportunities that others simply do not see.
